Problem tenants can cause landlords a great deal of unwanted stress and pressure. They can create financial difficulties and be overly demanding. There are several potential methods which can be employed to alleviate some of the pressures which surround problem tenants.
Firstly, ensure that you check your tenants thoroughly before you sign a contract. For example; ask for references and check their previous credit and employment history. These simple measures can avoid problems in the future and it’s worth taking time to consider which tenants you select at the start, even if you are in a rush to let your property quickly, as it may help to avoid future problems.
Ensure that you always keep a copy of any correspondence with your problem tenant, including legal and financial transactions. This should extend to keeping accurate and up to date records of any conversations regarding maintenance issues or any warnings you’ve given your tenant, including telephone and face to face conversations.
Maintain a professional relationship with your tenant; try to cultivate a mutual respect from the start of the tenancy in an attempt to reduce the chance of future disagreements. Attempt to deal with any maintenance issues promptly and efficiently in order to preserve this relationship. Make occasional visits to your property, giving appropriate notice (at least 24 hours). This will help with upholding a professional association and allow you to be aware of any potential maintenance problems or relational problems within buildings where there is more than one tenant.
Take out the appropriate insurance from the start, as this will reduce future problems. Consider factors such as; contents insurance, building insurance, emergency assistance and accidental damage. For non-legal matters, a firm but polite written warning or verbal request often resolves the problem.
However, for legal issues such as excess noise, refer the problem to the police if it is a regular occurrence. If the rent is unpaid for 14 days or more, you are within your rights to repossess the property.

To become an attic of 60 square meters habitable apartment is a very difficult task. Not for the Spanish architect Héctor Ruiz-Velázquez, which creates an incredible home in white. The white spaces with black accent create a sense of depth and curved walls and roof give this small space rather broad and this modern look. Many designers have used appropriate white curtains that separate the spaces. Although white is the basic design, the shadows of places soften every edge.
The terrace becomes part of the apartment itself, as it is partially enclosed and as you will see below it has a large comfortable bed for relaxation of clean air. And the plants throughout the apartment reinforce a sense of connection with nature. This white penthouse is not only completely different from the traditional idea of how a small loft should look like, it is an achievement of modern fashion design.

This beautiful apartment is located in Moscow, Russia. The apartments in Moskow are usually shining with interesting and very extravagant interior design, combining classical Russian style and modern western ideas. It is a combination of both the owners taste. The whole apartment is composed of the same color, but each room is unique in itself. On the first floor are the dining room, kitchen and home theater. A real delight for the eye. Bath to the bedroom is not in any way destroying the beautiful harmony of the home.
On the second floor bedroom, a room of a nanny, in typical English style and nursery. This apartment is the perfect example of neoclassical chic. Definitely the money are nothing when people want to create their apartment with style. The neoclassical style is really great compared with marble bathroom and white living room. Everything is made to be beautiful and comfortable.

The Ghazale Residence is a modern three-storey villa in Lebanon, which is a collaborative work of architects and Gilbert Zarka and Sahar Ghazale. Sahar himself describes the house as follows:
“Located in Chtoura, in the beautiful Bekaa Valley in Lebanon, this house stands out with its unique design. House gas is the only modern building in this area and a stark contrast with the surrounding traditional buildings. Basalt stone in white and gray, and architectural concrete, were used to make exterior walls.”
You’ll notice some bulky items such as concrete pergolas, 13-foot chimney structures and glass, whose function is to miss the main amount of light in the house. One of the distinctive elements of the garden is a shallow pool with fountains. The owner of the house is a man who loves his garden and gentle care for each plant. His love of plants are due special water facilities adjacent. The palms constitute much of the crop in the garden of this villa – it is unusual for this area.

Really the tea time is important part of the day of many nationalities – just like Japan. The country has such tradition and uses it daily. That is the main reason that we were impressed by beautiful and very comfortable Tea House in Japan. Throwing a glance at the house, think of a tea ceremony in Japan or meditations.
It is called Hat Tea House and was created by A1 Architects from Ostrova, Czech Republic, but this house is not in the modernist style in contrast to their other projects. The house is located in a quiet garden. Paradise and tranquility in one. The structure of the house is made of oak. The exterior is truly spectacular, thanks to the unusual design and selected materials. Inside also looks particularly comfortable and enjoyable.
The exterior and interior are very beautiful and making this house part from the nature, designed in typical Japanese style. The interior is impressed by the Japanese traditions and combining the house into the nature.
